Resale insights show how pre-construction prices compare to the current resale market, helping buyers make informed decisions.
Where resale insights appear
- Floorplan pages — Compare the developer price of a specific suite type to active resale listings for similar units
- Project pages — Building-level stats showing overall resale activity
- Portfolio pages — Investment valuations based on comp data
Price comparison
On a floorplan page, the resale insight panel shows:
- Developer price — The builder asking price for this floorplan
- Resale median — The median asking price of similar resale units in the same building
- Delta — The percentage difference between developer and resale price
- PSF comparison — Price per square foot for developer vs. resale
A positive delta means the developer price is below current resale, suggesting good value. A negative delta means the developer price is above current resale.
Building-level stats
The building overview panel on project pages shows:
- Active listings count (for sale and for rent)
- Median resale price
- Average days on market
- Price range
- Recent sales activity
Rental yield estimate
For investment-focused buyers, floorplan pages calculate an estimated rental yield based on:
- Developer purchase price (or resale price)
- Median rental asking price for similar units
- Estimated annual gross yield percentage
